It’s been busy at Fiori Hill the past week. Almost every day someone’s stopped by to see the homes. Spectrum cable got their lines in, and Duke Power was back to get more meters set. Peloquin Construction revised the fit of the new entry-level first floor Bungalow plan – and the basement was dug on lot 3 for the first Bungalow plan build. Specs and common upgrades were clarified and we have a new “introduction” to our kind of green living (below). Help us by spreading the word to your friends and colleagues, please!

What is “developer driven Co-housing community”?
Cohousing is a community of private homes clustered around shared space. Each attached or single family home has traditional amenities, including a private kitchen. Shared spaces typically feature a common house (with a kitchen, meeting room, guest bedrooms, mailboxes) and recreational spaces – green gardens, trails, playground, and fireplace grill. Shared outdoor space include parking, walkways, open space, and gardens. Neighbors also share resources like tools and lawnmowers.
Households have independent incomes and private lives, but neighbors collaboratively plan and manage community activities and shared spaces. The legal structure is an HOA. Community activities may feature regularly scheduled shared meals, meetings, and workdays – it’s up to the residents! Neighbors gather for parties, games, movies, or other events. Co-housing makes it easy to form clubs, organize child and elder care, and carpool.
Cohousing communities are usually structured – in principle and often in architecture – to encourage frequent interactions and the formation of close relationships between their members. Neighbors are encouraged to cooperate within the community and to care for their neighbors. Cohousing developments are usually intentionally limited to less than 50 homes and frequently feature large common areas for residents to interact in.
While cohousing developments are designed to encourage community, residents usually still have as much personal privacy as they want. Residents are able to choose how much they engage in order to find the right balance between their privacy and the community.
Co-housing facilitates interaction among neighbors for social and practical benefits, economic and environmental benefits. Having a local builder own and develop the site relieves owners of the stress of design, building infrastructure, and HOA legal preparation. www.cohousing.org is the national nonprofit website.

Saturday marked the move-in of the first resident at Fiori Hill! Bob E. and the TROSA movers settled his belongings in his home. TROSA is a great moving company, part of a long-term program for men and women in recovery. Bob’s house is a customized “Tuscan” plan with a large deck overlooking the woods. While he’s a bit of a pioneer with several homes going up around him, the spring will bring buds, flowers, and birdsong.
Our builder-developer Jeff Peloquin is at work on two more new homes down by the current model home. Lot 3 will be the NEW entry level first floor master – the “Fiori Bungalow”. This is a classic Hillsborough craftsman style home with an enclosed conditioned sun room. There’s a roomy master bedroom on the first floor, and upstairs two bedrooms and a second full bath. It’s approximately 1,430 square feet. The architect is finalizing the building plans, so contact me for a copy.
The snowfalls are hopefully over, so it’s easier to walk around the site. We look forward to getting more members, building this wonderful co-operative community, so send the word around. We are looking for people excited about sharing gardens, sitting on the wrap-around porch of the common house, walking on trails joining the Eno, and enjoying the koi pond.

We’ve partnered with YES! Solar of Hillsborough to offer suitable homes the option for solar electric systems, and electric car charging stations. In addition, for under $1,000 if you can’t decide on installation up front, homes can be pre-piped for future solar installations so that conduit will not run up the exteriors during future installation, if you can’t decide up front.
An exciting entry-level first floor master plan will be available in the new year, our “Fiori Bungalow”. Coming in just under 1,500 square feet, the home is a classic NC bungalow craftsman style with three bedrooms and 2 baths in a compact and efficient package. Most will include a full unfinished basement with the wonderful precast and preinsulated 10″ thick wall system. Pricing is expected to start at $279k.
The Verona model home at the circle is ready, and four more homes are under construction. Our first resident should be moving in shortly, and prospective residents are checking in with us regularly. Please come by, refer your friends, and help our new community grow!

After beating through the rock we are complete with the water, sewer and power installation. Gas is going into the ground now and we are installing underground cable last before we start some seeding.
The Verona model [for sale] is slated for finish around December 15 and we have 2 owner specified, beautiful, custom homes under way with a 3rd in the queue.
We have started an Avanti ll for sale on lot 19 with a wonderful view of the creek and a wide open unfinished basement. This Avanti has 3 bedrooms and 2-1/2 baths and is priced for the budget minded!
I want to extend our appreciation for the folks that waited for the infrastructure to be completed and look forward to making Fiori Hill a great community!

The Verona model home on lot 2 is fully dried in, wired, and plumbed. The HVAC system is being installed. Siding is about to go on and be painted, followed by the metal roof.
Framing has started on the first TUSCAN home (lot 18). As soon as a permit is issued, foundation work will start on the second Tuscan (lot 16). Duke power has marked all the lots and promises to run underground lines this month.
The Reservation process is over. Each reservation holder has been contacted to convert to an Offer to Purchase a home. Estimated completion of homes is 5-6 months after issuance of building permit, depending on location and model.
