Progress, and price increases….

Verona - Sept 2017 - Lot2 Duke Power is in process of completing underground lines to the community.  The Tuscan home for our prospective first resident on lot 18 is dried in, siding and metal roof scheduled.  The Verona model on lot 2 has been sided, painted, and roofed – sheetrock is next.  Permit expected soon for lot 16.  Belvedere contracted for lot 32.  Lot 19 is changing from a customized Tuscan to an expanded new Avanti model.  Hillsborough is still taking over a month to issue building permits.

Building products have notified us of significant price increases:  20% on metal, 20% on lumber, and to expect 20% on flooring and 30% (!) on drywall , the latter apparently a consequence of the hurricanes.  Effective today, all models prices are up $5,000, and the Tuscan $15,000.  We were able to hold to current prices on the basements, fortunately.

The Verona model home on lot 2 is fully dried in, wired, and plumbed.  The HVAC system is being installed.  Siding is about to go on and be painted, followed by the metal roof.

Framing has started on the first TUSCAN home (lot 18).   As soon as a permit is issued, foundation work will start on the second Tuscan (lot 16).   Duke power has marked all the lots and promises to run underground lines this month.

The Reservation process is over.  Each reservation holder has been contacted to convert to an Offer to Purchase a home.   Estimated completion of homes is 5-6 months after issuance of building permit, depending on location and model.

Verona model home framed (Lot 2)

The Verona model on lot 2 (in the MLS) has been framed and “dried-in” (photo below).   Footings are in on the first Tuscan home being built, foundation now and framing hoped to start next week (weather permitting)!

Water Heaters will now be advanced State Select 91% efficiency 48 gallon electric tanked heaters, due to reports from local plumbers regarding poor performance of the “ecoSmart” instantaneous electric water heaters.  Gas fired instantaneous whole house water heaters are still an option well worth considering as an upgrade.

We are excited that the first of the foundations is going in on our “Verona” on lot 2.  The basement walls are 10” thick with insulation and steel studs. Best type in the industry!  While most builders are afraid to build basements we know how to do it right and offer the best for our customers.

Common House elevations and plans

The Fiori Hill neighborhood of custom cottages features many community amenities.  The foremost of these is the “common house” – a place to pick up mail, socialize on the porch, hold events, and perhaps host a guest.  Thanks to your input and ideas, we have finalized the way it will look (“elevations”) and the floorplans.  In addition to the community gardens, play areas, trails, and open spaces, this is another benefit to living at Fiori Hill.
