Common House coming…

The Fiori Hill neighborhood of custom cottages features many community amenities.  The foremost of these is the “common house” – a place to pick up mail, socialize on the porch, hold events, and perhaps host a guest.  Thanks to your input and ideas, we have finalized the way it will look (“elevations”) and the floorplans.  Intense negotiations with the town have resulted in a wonderful and unique plan that adds to the creative Fiori community features.  In addition to the community garden, play area, trails, koi pond gazebo and open spaces, this is another benefit to living at Fiori Hill.

Peloquin Construction comments on the Milano:

We at Peloquin Construction are also very excited about the new Milano plan for Fiori Hill.

As mentioned, this new design is available on select lots and it should be noted that there is also the availability of the lower level having a variety of floor plan options including a family room, fireplace and even a custom bath or bar.

Our hope is to continue to make Fiori Hill a vibrant Community and offer innovative energy efficient plans not routinely found in more traditional neighborhoods.

The MILANO is out of the oven!

Bungalows are sprouting all over….

It was busy at Fiori Hill this week:

Another Bungalow home is sprouting up the hill on Lot 21 (thanks, A.W.!) as the neighbors continue to coalesce.  The view north from the rear deck is wonderful.  Sorry to say the bad news is that supply prices are continuing to increase, bad news is arriving from almost every supply vendor with tariffs rising and potential shortages in many areas (see the NYTimes on lumber below).

Long and short is now is the time to get your friends to contract for a new home – hard to tell how long we can hold the line and produce a quality energy star custom type craftsman home.  Even though it’s hot your cohousing realtor is out there to help design the dream home and the whole construction crew continues to be careful and safe as they create a quality product.

Homes are flowering at Fiori

 

As soon as we can start them, homes are getting bought at Fiori Hill.  And each new owner seems to have great ideas of improvements and wishes to the plans – most of which can be accomodated!

Look below and see the Verona slab being finished at lot 20, the crawlspace in place on lot 29, and the exterior painting on the Bungalows at lot 3 and 17.  The Peloquin crew is moving ahead deliberately to preserve a quality build and get our Energy star cerfifications.  Congratulations to the new owner of the Expanded Avanti built on lot 19 – got in just before price increases!  Yes, the bad news is that prices of lumber, roofing and sheetrock are continuing to rise, with no end in sight.

The Fiori found object flower

A great symbol of the new pocket community of energy star homes and green conscious folks – found objects into the community flower at the entrance.  Completed by job foreman Greg with design help from builder Jeff Peloquin, this shows the creativity of all our neighbors!

It’s hectic (that’s good!) up at Fiori Hill

We’ve been busy:  the new Bungalow plan is a hit – going up on the top circle at lot 17 -just got the building permit! – and the new one already framed up behind the model home is under contract.

Solar energy looks even more possible than we thought, and our latest offer coming in has asked for a quote on what may be our first installation.  We’re all excited!  Energy star certification is being evaluated, as it turns out the homes are being built that way already!

The new Bungalow, our entry level with a first floor master, has benefited from good buyer suggestions, and the first floor layout has been much improved.  We will soon update the website with it, so check back.

Busy week at Fiori: spectrum cable, more!

It’s been busy at Fiori Hill the past week.  Almost every day someone’s stopped by to see the homes.  Spectrum cable got their lines in, and Duke Power was back to get more meters set.  Peloquin Construction revised the fit of the new entry-level first floor Bungalow plan – and the basement was dug on lot 3 for the first Bungalow plan build.    Specs and common upgrades were clarified and we have a new “introduction” to our kind of green living (below).  Help us by spreading the word to your friends and colleagues, please!

What is “developer driven Co-housing community”?

Cohousing is a community of private homes clustered around shared space. Each attached or single family home has traditional amenities, including a private kitchen. Shared spaces typically feature a common house (with a kitchen, meeting room, guest bedrooms, mailboxes) and recreational spaces – green gardens, trails, playground, and fireplace grill. Shared outdoor space include parking, walkways, open space, and gardens. Neighbors also share resources like tools and lawnmowers.

Households have independent incomes and private lives, but neighbors collaboratively plan and manage community activities and shared spaces. The legal structure is an HOA. Community activities may feature regularly scheduled shared meals, meetings, and workdays – it’s up to the residents! Neighbors gather for parties, games, movies, or other events. Co-housing makes it easy to form clubs, organize child and elder care, and carpool.

Cohousing communities are usually structured – in principle and often in architecture – to encourage frequent interactions and the formation of close relationships between their members. Neighbors are encouraged to cooperate within the community and to care for their neighbors. Cohousing developments are usually intentionally limited to less than 50 homes and frequently feature large common areas for residents to interact in.

While cohousing developments are designed to encourage community, residents usually still have as much personal privacy as they want. Residents are able to choose how much they engage in order to find the right balance between their privacy and the community.

Co-housing facilitates interaction among neighbors for social and practical benefits, economic and environmental benefits. Having a local builder own and develop the site relieves owners of the stress of design, building infrastructure, and HOA legal preparation. www.cohousing.org is the national nonprofit website.
